Why are our cabins the best?
Naki Cabins offer superior warmth, dryness, and space compared to standard portable units. Built with higher ground clearance for maximum airflow, each cabin features a ranch slider, private deck, and full insulation for year-round comfort.
- Elevated Timber Foundations: Mounted higher off the ground to maximize subfloor ventilation. This airflow regulates temperature, keeping the cabin cooler in summer, drier, and warmer in winter while preventing moisture damage.
- Ranch Slider & Deck Layout: Standard side ranch sliders allow maximum natural light into the living space while creating a modern, architectural exterior profile.
- Concrete Block Leveling: Every cabin is leveled on concrete blocks upon delivery, eliminating floor movement and bounce.
Are Cabins Insulated?
Yes, all Naki Cabins are fully insulated throughout the walls, ceiling, and underfloor. This complete thermal envelope keeps your cabin warm in winter, cool in summer.

- Thermal Efficiency: Keeps internal temperatures warm in cold months and reduces solar heat retention during summer.
Are Units Powered?
Yes, all Naki Cabins feature standard electrical wiring. They connect effortlessly to any standard 230V outdoor power outlet using the heavy-duty power connector lead supplied with your cabin rental.
- Plug-and-Play Setup: Outfitted with external caravanning along with a adaptor cord to standard power outlet sockets.
- Internal Distribution: Pre-wired with internal power points, light switches, and safety switch protection.
What about plumbing and toilet?
Self contained models feature a shower, vanity, toilet, and gas califont for hot water. Water connects via standard garden taps, while waste runs to standard drains or portable cassette tanks depending on site services.
- Water Supply Connection: Connects via standard garden tap fittings. We recommend black alkathene pipe over standard garden hose for cleaner, potable drinking water delivery.
- Hot Water System: Uses a continuous flow gas califont attached to an external 9kg LPG gas bottle (supplied by tenant). Operates best under mains pressure; header tanks or low-pressure setups require an inline booster pump.

Waste Management:
- Greywater: Drains directly into existing household sewer drains or gully traps.
- Toilet Options: Comes standard with a cassette-style porta-potti requiring manual emptying. A standard plumbed flush toilet is available if sewer connection is accessible on site. Video here. Best option is a standard toilet if you are able to service it.
Do we need council consent?
Typically no. Naki Cabins are built on trailer chassis registered as light vehicles with the NZTA, classifying them as temporary, mobile accommodation exempt from standard building consent in most residential settings.
- Vehicle Status: Built as mobile trailer units with NZTA registration, bypassing fixed building code consent requirements for standard residential yards.
- Rare Exceptions: Commercial installations, multiple units on a single site, or specific zone overlays may require localized council approval. Contact your local district council if you have specific zoning questions.
Is there a delivery fee and bond?
Yes, we charge a competitive delivery fee based on your specific location to cover transport and site setup. A refundable bond is also required prior to delivery.
- Custom Delivery Quote: Distance, site accessibility, and drop-off complexity determine transport pricing.
- Refundable Bond: Collected prior to delivery and fully refunded at the end of your rental contract, subject to clean, damage-free cabin return.
Is there a minimal rental term?
Our minimum rental term is six months. This allows us to keep weekly rental rates low, though many tenants choose to extend their lease for multiple years.
- Economical Rates: 6-to-12-month initial contracts allow lower ongoing weekly fees.
- Flexible Extensions: Once the initial lease period completes, tenants can continue renting month-to-month for as long as needed.
What are the Cabin dimensions?
Naki Cabins are engineered to deliver generous interior living space while remaining compact enough for straightforward vehicle transport and standard residential backyard placement throughout the North Island.
- Self Contained Cabin: 6.0m Length x 2.4m Width (approx. 14.4m² floor area).
- Large Room Cabin: 4.1m Length x 2.4m Width (approx. 9.8m² floor area).
- Height Clearance Needed: Minimum 3.5m overhead clearance required along delivery pathways for tow transport and crane or winch placement.
What do I need to supply?
Tenants need to supply cooking appliances (such as microwaves or plug-in electric hobs), a standard 9kg LPG gas bottle for the hot water califont, and water hoses to connect to site services.
- Cooking Equipment: Standard microwave, benchtop 2-burner electric hobs, or toaster ovens (units feature built-in microwave shelf space).
- Gas Bottle: 9kg LPG BBQ gas bottle for hot water califont operation.
- Plumbing Hoses: Potable black alkathene water hose and suitable drainage line from cabin to house drain.
